Kaizen Development Partners and Douglas Elliman Real Estate have selected EDITION Hotels as the official hotel and residential flag for Chalk Hill, a mixed-use development positioned to anchor the gateway to Uptown Dallas.
The 2.5-acre site, which provides direct access to the Katy Trail and the Dallas North Tollway, will introduce a 214-key Dallas EDITION Hotel and 60 Residences at the Dallas EDITION, marking the hospitality brand’s first location in Texas.
A collaborative design
The property’s design is shaped by a global collaboration of firms. Interiors will be conceived by Bonetti/Kozerski Architecture, the New Yrok studio behind several iconic EDITION properties worldwide, and architecture will be led by BOKA Powell, which has shaped the Dallas skyline for four decades.
The landscape architecture, spearheaded by SWA in collaboration with SCDA, will integrate biophilic design principles that draw nature upward into terraces, cultivated gardens, and elevated outdoor spaces.

The Residences at the Dallas EDITION
Each of the 60 residences is designed to open onto a private terrace, extending the interior living spaces directly into the landscape.
At the pinnacle of the tower will be a 29th-floor penthouse conceived as a glass pavilion in the sky. This sprawling 6,866-square-foot residence will feature more than 3,300 square feet of private outdoor space.
Amenities for guests and residents
Beyond the exclusive residential offerings, the Dallas EDITION Hotel will serve as a social and restorative hub featuring a signature restaurant and bar, an expansive ballroom, meeting spaces, and an elevated pool deck.
A full-service spa will offer hydrotherapy and recovery-focused treatments, while a holistic wellbeing center provides fitness, movement, and longevity experiences, all curated by a dedicated wellness concierge.
Residents of the property will enjoy preferred access to this suite of wellness offerings, along with the hotel’s culinary programming and EDITION’s signature service.
