HQ Hotels & Residences by SBE—with development partners Black Salmon, the Boschetti Group, and Constellation Group—has launched sales for HQ Residences Miami.
The property is the first residential tower from the HQ brand, which is led by hospitality visionary Sam Nazarian and partners including global entertainment icon Marc Anthony.
Rising 35 stories in Miami’s Edgewater neighborhood, the project features 229 condominiums (comprising one- to three-bedroom layouts that range from 721 to 2,074 square feet) and eight penthouses.

Designed by Arquitectonica, with interiors by DesignAgency and Craft, HQ Residences Miami embodies an “outside-in” philosophy rooted in art, design, and aesthetic harmony. The tower’s bold diagrid façade makes a sculptural statement, while lush greenery by landscape architect Enzo Enea climbs its terraces and amenity levels, creating a vertical garden in motion.
Inside, tactile materials and subtle contrasts define the interiors, with hand-selected marbles, sustainable woods, and refined textiles in soft, neutral tones.
Expansive terraces extend from floor-to-ceiling windows, framing views of Biscayne Bay and the city skyline while filling interiors with natural light. Open layouts enhance the sense of flow, and kitchens are outfitted with Italian cabinetry in warm wood tones, natural stone surfaces, and a suite of integrated designer appliances.
Spa-inspired primary bathrooms boast walk-in showers, floating-style dual vanities, and rich material palettes as well.

Spanning 15,756 square feet across two floors, the amenity program is built around four core pillars: wellness, entertainment, community, and art.
The 34th floor is devoted to wellness and mindfulness, with spaces designed by the Well cofounder Kane Sarhan. The floor features yoga and open-air training terraces, a contrast therapy circuit with hammam, sauna, steam, and plunge pools, bath-house treatments, and a fitness center. Meanwhile, an outdoor resort-style pool deck hosts pergola lounges and panoramic city views.
One level above, entertainment and social life take centerstage thanks to a library, collaboration space, and podcast studio. Culinary experiences include a chef’s kitchen designed for communal dining and the launch of TOMA Gourmet, a concept from actress Sofía Vergara and her son, Manolo Vergara, that will offer wellness-forward Latin cuisine. New York-based company Jack’s Coffee also makes its Miami debut, and by night, Marc’s—a speakeasy curated by Marc Anthony—comes alive with vinyl collections and intimate performances.
Residents also enjoy access to the HQ Social Club, an exclusive membership connecting them to curated experiences and VIP hospitality offerings across the city and beyond.
