The Residences at the Dubai Beach EDITION have officially launched as part of the greater Dubai Harbour masterplan.
Developed by H&H and owned by Shamal Holding, the project comprises 165 private residences housed within four low-rise pavilion buildings that each offer exclusive beach access.

Architecture from RSHP and interiors by Rockwell Group establish a refined coastal aesthetic grounded in craftsmanship and the natural beauty of Dubai’s shoreline.
Spanning between 1,450 and 3,770 square feet, the two- to four-bedroom residences embrace natural light and fluid spatial connections, with open layouts and indoor-outdoor transitions. Matte plaster walls, linen drapery, and hand-troweled finishes are paired with sleek bronze accents, striking a balance between organic warmth and contemporary precision.
“The Residences at the Dubai Beach EDITION are conceived as a seamless extension of the city’s relationship with the water—elegant, contemporary homes that celebrate both privacy and connection,” says Richard Paul, director of RSHP. “The pavilion buildings and the paired residential towers create a rhythm of light, shade, and openness, offering residents an experience of calm sophistication at the heart of this vibrant new waterfront.”

Drawing from both the desert and coast, the interior design showcases natural textures and warm tones, while expansive floor-to-ceiling windows frame uninterrupted views of the Arabian Gulf and Dubai skyline. Square M Design spearheaded the landscape, which features flora tailored to the site and its cultural context.
“For the Dubai Beach EDITION, Rockwell Group’s goal is to create a resort that reflects the boldness of Dubai and its cosmopolitan pulse as well as the elemental calm of the sea and desert,” Shawn Sullivan, partner at Rockwell Group, says. “Our design invites guests to move fluidly between indoors and outside with the tranquility, sophistication, and ease that EDITION is known for.”
Amenities at the Residences at the Dubai Beach EDITION
Amenities include a private beach, beach club, landscaped gardens, terraces, multiple pools, and sunbathing lawns. A dedicated treatment center, padel court, and juice bar anchor the wellness experience, while social and cultural programming unfolds across a private lounge, events ballroom, and nightclub.
A selection of private residences is now available for sale, and project completion is scheduled for 2029.
