Waldorf Astoria Hotels & Resorts is heading to Park City, Utah. New York-based Extell Development Company and Hilton have announced plans for Waldorf Astoria Deer Valley Resort & Residences, a luxury ski-in, ski-out property within Deer Valley Resort’s newly established East Village. The project is expected to debut in 2028.
Residences at Waldorf Astoria Deer Valley
Located alongside the Green Monster, Deer Valley’s newest ski run, the development will comprise 132 hotel keys and 105 branded residences ranging from one to six bedrooms.
Residences will span 1,099 to 5,155 square feet and be distributed across two towers. Fifty-six hotel residences will sit above the hotel, while an additional 49 private residences will be housed in a standalone Waldorf Astoria Residences Deer Valley tower.
The property will offer uninterrupted views of Bald Mountain, Hail Peak, Park Peak, and the surrounding Wasatch Range.
Architecture for the resort is led by Kohn Pedersen Fox (KPF), with interiors designed by AvroKO, bringing a fresh hospitality lens to the alpine setting. The overall design aims to balance refined luxury with easy access to the slopes, centering the property as an integral part of the East Village expansion.

A full host of amenities
Amenities will span both guest and resident experiences, including a 15,000-square-foot spa featuring treatment rooms, thermal facilities, and a snow room, as well as multiple fitness centers, ski valet and concierge services, a golf simulator, and a dedicated kids’ room.
Aquatic offerings will comprise an indoor lap pool, a resident pool deck overlooking the Green Monster, and a signature outdoor pool and hot tub cantilevered above the slopes.
F&B at Waldorf Astoria Deer Valley
The resort will also boast multiple restaurants, bars, and lounges—including Waldorf Astoria’s signature Peacock Alley—alongside 11,300 square feet of meeting and event space anchored by a 5,200-square-foot ballroom.
Additional amenities include resident lounges and a demonstration kitchen.
Waldorf Astoria Deer Valley Resort & Residences marks the second Hilton-branded project announced for the East Village, following the upcoming Canopy by Hilton near the Jordanelle Express Gondola, slated to open this summer.
