Proper Hospitality—in partnership with Lincoln Property Company—has unveiled plans for Dallas Proper Hotel & Residences, a flagship destination set to open in 2029.

Designed by Skidmore, Owings & Merrill (SOM) with interiors by Kelly Wearstler, Dallas Proper will embody a soulful elegance with rich materials and a deep sense of place. Cascading terraces, shaded outdoor amenities, and floor-to-ceiling glass will define a refined silhouette on the Uptown Dallas skyline.
“I’m thrilled to bring the Proper spirit to Dallas,” says Wearstler. “Dallas has incredible vitality—expressive, dynamic, and full of possibility. Our vision for the hotel and residences will channel that energy into spaces for living, wellness, and play that feel deeply connected to Uptown, yet unmistakably Proper.”
Proper Wellness & Padel Club
At the heart of the project is the Proper Wellness & Padel Club, a 15,000-square-foot destination that combines holistic therapies, fitness, and recovery with professional-grade padel courts. The club will include indoor and outdoor lounges, terraces, and cultural programming.
Members will also have access to a 6,000-square-foot private social space, complete with its own restaurant, pool, bar, lounge, and work areas.
Dallas Proper Hotel & Residences
The Dallas Proper Hotel will comprise approximately 200 guestrooms and suites, as well as three restaurants, five bar and lounge concepts, and a rooftop pool deck with sweeping city views. More than 22,000 square feet of indoor and outdoor event space will accommodate gatherings of all scales, too.
On the tower’s upper floors, the Dallas Proper Residences will feature roughly 80 branded homes, ranging from one to four bedrooms, including a select collection of one- and two-story penthouses. Here, the interior design concept by Wearstler will blend natural textures, vintage-modern influences, and signature Proper detailing.
Residential owners will also enjoy a private rooftop pool, dining terrace, and owners’ lounge, with exclusive access to both the Proper Club and Wellness & Padel Club.
