Construction is officially underway on the Four Seasons Resort and Residences Telluride, a $1 billion development from Merrimac Ventures and Fort Partners.
The developers worked closely with the Town of Mountain Village, Telluride Ski and Golf, and TMVOA to secure the land. The forthcoming property, expected to be complete by 2028, represents the first luxury hotel and residential project in the region in more than 15 years.

Architecture firm Olson Kundig is spearheading the property’s architectural design and the interiors of the private residences, while Clements Design is behind the interiors of the shared hotel spaces and hotel residences.
A material palette of stacked stone, textural wood, and articulated metal draws from the alpine context and Telluride’s historic vernacular. Site-specific building arrangements integrate walking paths, a pedestrian bridge, and plazas designed to activate the mountain landscape year-round.

The development will comprise 26 private residences (two- to five-bedrooms), 43 hotel residences (one- to four-bedrooms), and 52 hotel keys. Each unit will be designed to maximize panoramic views of Mount Wilson, Campbell Peak, and Palmyra Peak.
Private residences range from 2,064 to 6,445 square feet and will be delivered unfurnished, allowing owners to customize interiors. Each home includes floor-to-ceiling windows, and select units will boast sliding doors that open to expansive terraces. Hotel residences, spanning 821 to 5,514 square feet, will be fully furnished, turnkey homes.
Penthouses—complete with private terraces, outdoor spa pools, and uninterrupted alpine views—crown the offering. To ease the impact of high elevation, all bedrooms and hotel rooms will also feature in-home oxygenation systems.
Furthermore, residents will enjoy direct ski-in/ski-out access, ski valet and private lockers, a fitness center, spa and recovery center, indoor lap pool, outdoor hot tub, underground parking, and a private residents’ club.
