Hideaway Round Top has opened in Texas, offering guests an upscale farm stay and event space set on 21 acres of rolling hills and live oak groves.
Located two miles south of Round Top’s historic town square, the property features a custom-built farmhouse, two standalone cottages, and expansive grounds designed for intimate gatherings and creative retreats.
Back to the roots
Texas natives Emily and Rick Seiders purchased the land in 2020, rescuing it from a planned 128-unit condominium development and returning it to its natural state.
Emily, founder and creative director of Studio Seiders, led the design process in collaboration with Sam Burch Architect to create a space that balances modernity with historic influences drawn from Round Top’s mid-1800s heritage.
The 3,321-square-foot main farmhouse includes three uniquely designed bedrooms, while two 692-square-foot guest cottages bring the total capacity to 19 guests.
Inside, the architecture subtly echoes traditional German forms through modern silhouettes, paying homage to the area’s cultural roots. Vintage textiles and antique quilts are reimagined as modern art installations, while custom kitchen tiles reflect the region’s native flora and fauna, and local stone creates a dramatic focal point in the kitchen.
Connecting to the outdoors at Hideaway Round Top
Outdoor amenities include a spring-inspired pool, communal fire pit, and a large pond flanked by a yoga deck and fishing pier. Walking trails wind throughout the property, connecting these spaces and encouraging exploration. An outdoor kitchen and dining pavilion complement the farmhouse’s chef’s kitchen and bar, while expansive porches frame views of the surrounding landscape.
A second development phase, scheduled for completion in 2027, will add two 284-square-foot tiny homes and a 3,409-square-foot event space featuring a full-service bar, catering kitchen, private back-of-house access, and steel and glass windows overlooking the pond.
“We’re thrilled to open our doors to the creative community of Round Top,” says Emily. “This retreat is a dream come true for us. Our family has been in Texas for over 200 years, and I’ve drawn on many of my own personal experiences growing up on and around farms and ranches—from riding horses to picking wild blackberries—to deliver both a unique destination for visitors, and a place our neighbors could be proud of.”
