The Newport Beachside Hotel & Resort in Sunny Isles, Florida is being transformed into The Sunny by locally based EoA Group.
Set to debut in September, the reimagined 339-room property will include a private art collection, an oceanfront pool with a tiki bar, fire pits, and a beach club that recalls the quintessential Miami beach experience.

The Sunny’s interiors strike a balance between playful whimsy and refined naturalism. Two towering orange tree sculptures greet guests upon entry as a vibrant homage to Florida’s citrus groves and a nod to the hotel’s custom signature scent. Living greenery cascades throughout the space, complemented by warm wood tones and built-in vitrines filled with found objects, curated art, and vintage books—creating a layered, lived-in aesthetic that feels both eclectic and intentional.
The 339 guestrooms have been reimagined with soft textures, pale woods, and a calming, sun-washed palette that channels relaxed coastal elegance.
The Sunny also features 22,000 square feet of flexible event and meeting space, alongside a gym, spa, and oceanfront pool deck. Here, checkered tiles and yellow-and-white striped umbrellas evoke retro Americana, while private cabanas and beachside fire pits offer intimate settings for nightly programming, including live music and curated conversations.
An art collection—boasting rare works and two large-scale commissions by Miami-based artists—brings an added dimension to the hotel’s design. Standouts include Radiant Being VI by Mariko Mori, Círculo Amarillo Pálido by Manuel Mérida, and In The Park with Red Bird by Jorge Blanco.
Dining at The Sunny
Dining takes centerstage at VIVA! by chef Ray Garcia, which will offer curated music and retro-inspired cocktails.
The hotel will also boast Sandbar, the only pier restaurant in Miami, on the iconic Newport Fishing Pier. Paying homage to The Sunny’s rich history, Sandbar revives the original “Where Friends Meet” slogan of the 1950s Pier Deck Bar. A laid-back yet lively atmosphere, complemented by sweeping Atlantic Ocean views, celebrates the area’s nostalgic charm while creating an inviting communal space.
