A comprehensive global list of the most exciting properties coming online this year

The 79-key Black Sand Hotel in Ölfus, Iceland

Once again, we begin the year by spotlighting the hotel openings we’re most excited to see in the months ahead.

After reviewing hundreds of projects worldwide, we narrowed the list to 50 standout properties—from wildlife retreats and coastal escapes to storybook lodges and urban sanctuaries. Together, they capture the forward-thinking design shaping hospitality’s next chapter.

According to new pipeline data from CoStar, global hotel development is set for an active 2026, with Shanghai (7,457 rooms), London (5,822 rooms), and Dubai (5,053 rooms) projected to lead the world in new openings. The U.S. market is also gaining momentum, as cities like New York (4,852 rooms) and Phoenix (3,650 rooms) top domestic pipelines—underscoring a robust outlook for hotel supply this year.

Once again, we begin the year by spotlighting the hotel openings we’re most excited to see in the months ahead.

After reviewing hundreds of projects worldwide, we narrowed the list to 50 standout properties—from wildlife retreats and coastal escapes to storybook lodges and urban sanctuaries. Together, they capture the forward-thinking design shaping hospitality’s next chapter.

According to new pipeline data from CoStar, global hotel development is set for an active 2026, with Shanghai (7,457 rooms), London (5,822 rooms), and Dubai (5,053 rooms) projected to lead the world in new openings. The U.S. market is also gaining momentum, as cities like New York (4,852 rooms) and Phoenix (3,650 rooms) top domestic pipelines—underscoring a robust outlook for hotel supply this year.

The Malkai, Oman

Design: Unscripted Design
What we’re looking forward to: Over seven nights, guests at the Malkai rove between three eco-friendly properties. Founded by the Khimji family, which previously collaborated with Adrian Zecha on the Chedi Muscat, the Malkai showcases Oman’s diverse landscape. Each site—a date farm, the Al Hajar mountains, and Sharqiya Sands desert—offers 16 one- and three-bedroom tented pavilions complete with a lounge, dining area, and outdoor terrace, and orchestrates memorable excursions including private island snorkeling, stargazing safaris, and dune driving.

What we’re looking forward to: Stunning stonework is aptly integrated into the interiors of 197-room Amoh, situated on an ancient quarry. From its well-concealed perch on the edge of a peninsula, the resort has unobstructed sightlines of the Mediterranean Sea. But there are other reasons to linger, too—from the more than 7,500-square-foot spa and six restaurants and bars to the private beaches and ceramic workshops led by local artisans.

What we’re looking forward to: Guests reach the Lake Como EDITION, a former 19th-century palazzo, via a lush, cantilevered teak entrance. It sets the tone for the soaring coffered ceiling in the lobby bar, the rose-tinted plaster walls wrapping Michelin-starred chef Mauro Colagreco’s Cetino restaurant, and the 148 guestrooms accented with Calacatta Turquoise marble archways. The Longevity SPA, meanwhile, maximizes views of the lake through floor-to-ceiling glazing.

What we’re looking forward to: Part of Mori Trust’s Tokyo World Gate Akasaka development, the sustainably driven 1 Hotel Tokyo honors the concept of wabi-sabi through raw, natural materials. In the 38th-floor lobby, guests are greeted by a ceiling that calls to mind a raked sand Zen garden and a bar adorned with handstitched lanterns, while the 211 guestrooms marry moss walls, live-edge plank headboards, and chiseled stone vanities.

What we’re looking forward to: The 221-key Recess Hotel & Club—Left Lane Hospitality’s spinoff brand to Hotel Bardo, also in Savannah—is a retro-futurist conversion of the downtown historic Manger Building. As much for sleeping as it is for coworking and gathering, the space will be home to multiple levels of clubhouse space connected via a decorative staircase. Four dining options, including a rooftop bar, and Left Lane’s signature wellness concept Saltgrass will keep members hooked.

What we’re looking forward to: Waterfront Park Pier is one of Charleston’s most famous attractions, and the adjacent 191-room Cooper, sister hotel to the Charleston Place, capitalizes upon that idyllic location on the banks of its namesake river. Yacht charters depart from the private marina, and when guests return, they head for the rooftop infinity pool, the 7,000-square-foot spa, or one of the four dining venues, including the harbor-facing Crossing designed by Meyer Davis.

What we’re looking forward to: Journeys on Silversea’s six-day Antarctica Fly Cruise are heightened by the arrival of the Cormorant at 55 South. Before boarding a charter flight to King George Island on the seventh continent, travelers spend the night in the southernmost hotel on Earth. Large windows, swaths of wood, and objects made by regional artisans help forge a connection between the outdoors and the 150 guestrooms overlooking either the Patagonian forest or Beagle Channel.

Meanwhile, the heated 25-yard pool, recovery-focused spa and sauna garden, and firepit-graced decks in the 50 guestrooms all provide moments of introspection.

What we’re looking forward to: Wellbeing is the focus of this all-inclusive, adults-only retreat flaunting architecture and muted interiors that pull from the pristine coastline and surrounding desert. The 180-key resort—Miraval’s first outside North America—revolves around the nearly 40,000-square-foot Life in Balance Spa as well as healthy dining at Rosemary. Outdoor adventures are rounded out with locally inspired activities like Bedouin storytelling and Saudi coffee rituals.

Those seven rooms—dressed up in oak, tweed, and flax—are complemented by a two-room cabin that dazzles with a wood-fired hot tub in the forest. Daily adventures kick off at the Clachan, a collection of stone buildings.

What we’re looking forward to: Part of the Auberge Resorts Collection, the Knox Hotel & Residences anchors a multiuse development on the pedestrian-friendly Knox Street in Dallas. The clubby restaurant is reminiscent of a private members’ lair, but the outdoor pool and spa with floor-to-ceiling windows prioritize wellness, just as warm colors in the 140 guestrooms and 48 condominiums are lifted from the Katy Trail, the greenbelt park a stone’s throw away.

What we’re looking forward to: More than half of the world’s endangered mountain gorilla population resides in Uganda’s Bwindi Impenetrable Forest, ancestral land of the Batwa people. On 45 reforested acres of this sacred site, safari operator Asilia Africa introduces the eight-suite Erebero Hills. Crafted from ulin wood, bamboo, and glass, each low-impact structure rests on stilts nestled into greenery, its undulating form echoing the hills beyond.

Now reborn as Conrad Athens, the Ilisian, the hotel ushers in a new glamorous era with 307 midcentury-styled guestrooms and nine F&B concepts as well as a spa complemented by one of the city’s largest outdoor pools and a greenery-laden running track winding across the rooftop mezzanine.

What we’re looking forward to: Ennismore ventures into Greece with Luura Paros Cliff, part of the Morgans Originals collection. The adults-only refuge, located on the western side of Paros, embraces a Cycladic aesthetic, with 39 suites defined by sea views and a neutral palette housed in traditional white cube-shaped buildings that recall a village. Hangouts include French restaurant La Cantine, Dubai import Mimi Kakushi, and a greenery-shaded pool.

The built-in alcove bed in the Poet Micro Queen is a practical yet stylish space-saving solution.

The 21-room residence references the neighboring ancient Greek amphitheater and vibrant Sicilian majolica, melding stone flooring, marble fittings, and ceramic lighting. What we’re looking forward to: Architect Marcello Piacentini completed the Bank of Italy headquarters on Rome’s Piazza del Parlamento in 1914. Now, this icon of the Campo Marzio district has been revived as the 60-room Corinthia Rome. Original marble paneling, frescoes, and carved wood remain intact, but these features are invigorated by a Roman bath-inspired spa in the bank’s former vault, an F&B program curated by chef Carlo Cracco, and signature suites with expansive terraces.

What we’re looking forward to: Hotel Majestic debuted on Rome’s Via Veneto in 1899, and after an extensive refurbishment, the luxury landmark lives on as Baccarat Hotel Rome. The second Baccarat location to open following the New York flagship in 2015, it stitches together rich colors, artwork, and finishes across the 87 guestrooms as well as the Grand Salon, rooftop bar and lounge, and restaurant with a see-and-be-seen terrace.
