Starwood Hotels has announced plans for 1 Hotel & Homes Hudson Valley, a lakeside resort and residential development set on the shores of Fifth Lake in Ulster County, New York.
Residences are projected to launch for purchase in summer 2026, with the resort expected to open in 2028.
A meaningful addition to the Starwood portfolio
Located at the crossroads of Rosendale and Kingston, the 775-acre site encompasses orchards, caves, three lakes, and an extensive trail network. At its center is the spring-fed, 45-acre Fifth Lake, where guests and residents will have direct dock access for activities including wild swimming.
Formerly home to the Williams Lake Hotel—a Borscht Belt-era retreat dating to the 1920s—the property is being redeveloped by Hudson River Valley Resorts under the direction of principal Richard Steele. More than 500 acres have been designated as protected nature preserve, reinforcing the project’s long-term conservation strategy.

What to expect from 1 Hotels & Homes Hudson Valley
Global design firm ODA is leading the master plan, architecture, interiors, and landscape design in collaboration with Starwood’s in-house team, which will also partner with DesignAgency on the F&B venues.
The resort will comprise approximately 100 guestrooms and suites designed to reflect 1 Hotels’ biophilic ethos, meshing indoor and outdoor environments through reclaimed materials, natural textures, and expansive views of the surrounding lakes and mountains.
Residential offerings will include cottage-style residences and loft-inspired homes with optional rental participation, as well as private homes reserved exclusively for owners. Positioned within the site’s hilly terrain, the residences are planned to maximize sightlines while integrating into the landscape. Owners will have access to dedicated amenities and services alongside the full suite of hotel offerings.
Amenities will include a lakefront pavilion with a pool and bar, flexible meeting and event spaces, and a robust wellness component featuring indoor and outdoor fitness areas, a destination spa, and a nature circuit designed for restorative programming.
