Piuarch has renovated Milan’s M89 Hotel, which faces the former Caproni factory (now home to fashion house Gucci). Located in the east outskirts of Milan, the hotel’s aesthetic is defined by the area’s urban fabric and its place as a dynamic business hub. The building is designed in continuity with the preexisting volumes, enhancing the architectural identity of the neighborhood.

The hotel’s exteriors allude to the outline of the factory halls. The ground floor features a wide glass wall with a metal grate, level to the industrial buildings providing a continuation of the permeable façade on the street. The roof also hosts the restaurant, which offers panoramic views of the Milan skyline.

Inside, the hotel boasts a minimalistic character with a simple palette of anthrax gray, white, and green that mixes with contemporary furniture and iconic 1950s pieces. Comfortable sofas rest on geometric-patterned rugs in the lobby, while cylindrical light fixtures contrast with hexagonal floor tiles in the bar. The 50 guestrooms are lined with white walls and gray ceilings, and five suites also boast oak parquet and walnut boiserie.
