Real estate developer Crescent Heights has unveiled Crescent Seas, a new concept in luxury living at sea. The oceanic community will officially launch with Navigator, a reimagined residential cruise ship set to debut next month.
In partnership with the ship’s owners, affiliates of Norwegian Cruise Line Holdings, Crescent Seas is investing more than $70 million in refurbishing the Navigator. The transformation is led by Lissoni & Partners; ICRAVE, a Journey studio; and MAWD, which will each shape distinct aspects of the vessel’s design.

The Navigator will feature 189 private residences—priced from $800,000 to $10 million—with exclusive amenities, like an on-board spa, pickleball court, theater, and more. Unlike conventional cruises, Crescent Seas will offer extended, immersive voyages across all seven continents, with two- to three-day stays at each destination.
“After spending so much time on the seas, we noticed that travelers yearned for more,” says Russell W. Galbut, a founding partner of Crescent Heights. “People on the ships kept telling us they wanted to live this luxurious lifestyle. So, we decided to select ships with the right configurations to convert to the most magnificent cruising yachts.”
He continues: “With most of the earth’s surface covered by water, it only felt right to use our 50 years of development expertise on land to create the most magical residences at sea. Why vacation to just one gateway city when you can be at home and live in all the greatest gateway cities around the globe?”
The ship’s hospitality and operations will be maintained by its existing crew and the Apollo Group to ensure seamless service at sea.
“After hand-selecting this ship, we hired the same experienced management teams to operate the ship for the first 10 years of operations,” Galbut adds. “We are delighted to be able to provide luxury homes to people that will carry them to places they’ve only dreamed of.”
Residence sales are now open to the public. Crescent Seas plans to launch four additional luxury residence ships over the next five years.
