Scheduled to debut in 2028, Six Senses Residences Belize will bring an exclusive Maldives-style overwater experience to the Western Hemisphere. The development is currently under construction on the private island of Emerald Caye, just off the coast of Ambergris Caye.
The property will feature a limited collection of 16 branded overwater residences (with pricing starting at $3.75 million) and 40 overwater bungalow hotel suites.

Expansive indoor-outdoor layouts
Designed by Arizona-based architectural firm Studio CABAN, the villas are crafted to immerse residents in the tropical surroundings. Buyers can choose between two distinct floor plans: a two-bedroom layout spanning 4,387 square feet or a four-bedroom option with 7,891 square feet of indoor and outdoor space.
Each residence is thoughtfully distributed across two floors, with lower levels dedicated to gathering and leisure, outfitted with a full kitchen, pantry, laundry room, living room, sun deck, terrace, and private pool. Upper levels, meanwhile, boast expansive bedrooms and bathrooms, specialized wellness equipment, an office, and a balcony directly overlooking the Caribbean Sea.
To complement the overwater setting, the development offers turn-key furnishing packages—curated by Maed Collective and Huber Design Studio—that center around natural textures and soft-neutral finishes.
Holistic amenities at Six Senses Residences Belize
The branded residences will be fully integrated into the broader Six Senses Belize resort, providing owners a suite of hospitality amenities. Residents will arrive via a dedicated owner’s pier before accessing facilities that include two signature restaurants, an oceanfront yoga pavilion, private beach club, resort pool, Kids Club, and the Nest elevated lookout lounge.
At the heart of the property is the full-service Six Senses Belize Spa and wellness center. Drawing from the region’s rich heritage, the spa will incorporate holistic, locally inspired therapies that embody traditional Mayan practices and utilize natural remedies to promote physical and spiritual wellbeing.
