Atlantis the Royal, opening officially on February 10th, sets a new precedent for luxury in Dubai. Totaling more than 4 million square feet and soaring 43 stories, the 795-room landmark occupies a striking volume by Kohn Pedersen Fox Associates (KPF).
The building emphasizes indoor-outdoor living with individual stacked blocks that provide bespoke, private experiences arranged off a single core. The formation instills a sense of intimacy across a sprawling complex detailed with naturally ventilated and shaded outdoor courts. The design also reinterprets the sculptural towers typically associated with Dubai. A sky bridge featuring pools, lounges, and other amenities links the structures.
In addition to a 55-acre waterpark, Atlantis the Royal is punctuated by fountains and water features situated largely along the main axis of the resort to maintain a bond with the sea. The water features peak with the Horizon Pool and Skyblaze Fountain, which Beyoncé utilized during an exclusive concert performance to inaugurate the resort last week. Atlantis The Royal also boasts the world’s largest jellyfish aquarium.
Global firm GA Design spearheaded the interiors of the resort, envisioning an opulent, contemporary design concept characterized by hand-sculpted textures, luxe leather surfaces, and geometric framing.
Among the 17 onsite restaurant and bar options are outposts of Jaleo by José Andrés, Estiatorio Milos, and Nobu, while nearly an acre of wellness facilities are housed across AWAKEN. The serene retreat comprises indoor and outdoor treatment areas—including a six-room Hammam, water therapy center, and fitness center—alongside 14 single and double treatment suites, a pair of specialty suites, and a VIP therapy suite.
The hotel offers 693 standard accommodations in three configurations (Seascape, Palmscape, and Royal Club), while suites are available in six variations. Sky Pool Villas, in particular, are equipped with elevated terraces, private outdoor pools, and landscaped gardens that overlook views of Dubai and the Arabian Gulf. Six signature penthouses—including the two-story, four-bedroom Royal Mansion—round out Atlantis the Royal’s most upscale offerings.
