Nobu Hospitality is expanding its portfolio with a new countryside development created in partnership with Woolfox.

Set across 185 acres, Nobu Woolfox will introduce a hotel, restaurant, and branded residences set across 185 acres in England’s Rutland county.

A first countryside resort for the Nobu portfolio

Designed as a low-density destination rooted in nature and a slower pace, Nobu Woolfox reflects a departure from the brand’s predominantly urban and resort-based properties. The expansive rural site will marry hotel stays with residential living and club-style membership.

Hospitality programming across 185 acres

The development will feature lakeview guestrooms and suites alongside a signature Nobu restaurant and bar that is complemented by a series of F&B spaces across the property. Branded residences will be integrated into the master plan, combining private ownership with access to hotel-level services and amenities.

Wellness will anchor the overall experience—with plans for a dedicated spa, swimming pool, and gym.

Landscape design will also play a defining role across the site. Grounds will maximize long views, outdoor movement, and engagement with the natural environment. Architecture and planning are intended to work in concert with the land, reinforcing a sense of immersion rather than enclosure.
