After a disruptive two years, the hospitality industry reemerges with a strong, yet cautious outlook. Indeed, hotel brands are booming, with a healthy outlook of properties expected to open this year. “We will see a full recovery in the industry, but it will take some time,” says Bruce Ford, senior vice president and director of global business development at Lodging Econometrics. According to the hotel data company, the U.S. has 6,070 projects in the pipeline, followed by China with 3,844 hotels.
When curating HD’s annual Hot List, we wanted to show the breadth of hospitality, whether it’s upgraded camps or sustainably minded properties. Here, we celebrate 40 of the most anticipated hotels that are coming online in 2022. It’s a mix of independent and branded properties by both emerging designers and veterans alike.

At a glance: The rehabilitation of a Marcel Breuer-designed Armstrong Rubber Company Building in New Haven, Hotel Marcel is making headlines for its innovations as a net-zero building that will generate 100 percent of its own electricity, heat, and hot water with a rooftop solar array and solar parking canopies. That’s only a few of its accolades: the 165-room hotel is designed to meet LEED Platinum standards and will be the country’s first Passive House-certified hotel in the U.S. “The design both honors this lineage, as well as writes a new chapter for the building,” says Dutch East Design partner Dieter Cartwright. “It’s the soft, warm, and inviting underbelly to the hard concrete exoskeleton.”

Now part of the growing Long Weekend portfolio, the hospitality company behind the 2020 hit the Lake House on Canandaigua in New York’s Finger Lakes, the Seagate is in the midst of a contemporary, multi-phase upgrade that will pay tribute to classic south Florida design. First up: the 154-room hotel, which will flaunt a new fine dining restaurant and cocktail bar.

Its 14 villas, fashioned out of natural materials like concrete, clay, and sand, blend into the Oaxacan jungle landscape and sport outdoor bathrooms and terraces with hammocks and private pools. Inside the villas, slatted wood doors and windows replace glass, offering views onto private gardens. The chilled-out vibe extends to the sculptural seven-chamber hammam and bathing pool flanked by stepped brick walls.

At a glance: The long-awaited sequel to the recently renovated Gleneagles in the Scottish Highlands, the 33-room Gleneagles Townhouse is a transformation of two separate former bank buildings from the 18th and 19th centuries in St. Andrew Square. “The first and second floors are dominated by six Corinthian columns topped by an elaborate entablature with foliate carving and supporting six statues, which the rooftop bar, Lamplighters, is now set behind,” says Ennismore design director Charlie North. “It was previously only [the statues] that held the views over the city that guests will now enjoy.”

Because one of the buildings was not historic, it was able to be demolished and rebuilt as a new three-story, limestone-clad structure by Morris Adjmi Architects that now comprises the lobby, spa, and units with terraces that overlook the city’s buzzy King Street.

At a glance: A collaboration between the Oetker Collection and developers the Reuben Brothers, the 50-room La Palma takes over Locanda Pagano, Capri’s oldest hotel. The 1822-built structure will now be swathed in Mediterranean tones of blue, green, and turquoise, a soothing backdrop to the scalloped edges glimpsed on the reception and concierge desks. There are also plenty of bygone Capri touches, especially in the rooftop restaurant overseen by legendary local chef Gennaro Esposito.

The 1822-built structure will now be swathed in Mediterranean tones of blue, green, and turquoise, a soothing backdrop to the scalloped edges glimpsed on the reception and concierge desks. There are also plenty of bygone Capri touches, especially in the rooftop restaurant overseen by legendary local chef Gennaro Esposito.
